Make a list of any and all the improvements or upgrades you have made to your property. Identify them and list them in as much detail as possible. Dig up any documentation you might need in relation to some of your bigger projects.

Would a coat of paint add a fresh feel to your indoor spaces? Chips, bumps and marks in high traffic areas – are they visible or in a primary focal point? Would some fresh soil for any outdoor areas help? Make the small but meaningful improvements that can elevate the value of your property.

A lived in home is great when you are living in it but buyers want to see themselves in your space and imagine it as their own. Remove as many personal items as possible, clean, clear surfaces is the goal.

Whether you opt for a full property makeover or a few touches to enhance what you already have in the home. Staging invariably increases the sale price, it’s a no brainer.
Do not underestimate the power of making your space inviting.
Photos/Virtual Tour
Spending a few hundred dollars on professional photography can make all the difference in capturing your audience. Think of listing your property as “Tinder for Homebuyers”. Your photos are paramount in generating interest. You want to put your best foot forward and attract all the buyers you can.
A virtual tour that enables buyers to “walk through the home” from the comfort of theirs can also be a great way to enhance your listing.
